The Concept

TICON was established in 1990 to bridge the gap between the property services provided by Thai industrial estate developers - land with utilities and infrastructure on which the manufacturer was required to build its own factory - and the turnkey standard factory required by a growing number of modern manufacturers coming to Thailand.


  • Factories
    TICON buys land on the more popular industrial estates and parks in Thailand, and develops standard factory buildings for immediate occupation by tenants on flexible lease terms. In addition to providing the buildings, TICON also assists tenants in obtaining the necessary licences and approvals, work permits, modifications, and utilities connections.

  • Logistics Warehouses
    Commencing in late 2005, TICON's subsidiary, TICON Logistics Park Company Limited (TPARK), has been developing logistics parks with warehouses which are available on lease.

  • Custom Factories and Warehouses
    In addition to developing standard factories and warehouses on a speculative basis, TICON and TPARK also provide a custom-developed option for manufacturers and logistics operators. These are constructed to the customer's specification, in locations specified by the customer, and can be substantially larger than standard buildings.

  • Sale & Leasebacks
    Since sponsoring the establishment of the listed TICON Property Fund (TFUND) in 2005, TICON can also arrange sale & leaseback transactions, for owner-occupiers of factories and warehouses who wish to release capital from their occupational properties by selling the property to the Fund in exchange for a long-term lease.
